This is allowing the supply of homes for sale to accumulate to levels we haven’t seen in the last few years,” Phil Moore, REBGV president said. “Rising interest rates, high prices and more restrictive mortgage requirements are among the factors dampening home buyer activity today.”

The Vancouver Real Estate Market Report May 2018 in Metro Vancouver, sales were 28.7% below the 10 year June average. The sales-to-active listings ratio for June 2018 in Vancouver was 19.8%. By property type, Detached Homes: 10.3%, Townhouses: 22.3%, and Condos: 30.6%. Analysts suggest downward pressure on home prices occur when the ratio falls below the 12% mark for a sustained period. And an upward pressure when it remains over 20%. Total number of properties currently listed for sale in June 2018 is 11,947 on the MLS in Metro Vancouver. The MLS saw an increase of 40.3% compared to June 2017 (8,515) and a 5.8% increase compared to May 2018 (11,292).

Your Vancouver Real Estate Market Report March 2018 median sales price of Condos in Vancouver was at $728,000 up 5.8% from a year ago. Townhouses in Vancouver median sales price $1,095,000 down 7.6% from a year ago. Detached Homes in Vancouver median sales price was $2,030,500 down 1.0% from a year ago. Total June 2018 inventory: Vancouver Condos 1,553 up 41.3% from a year ago. Townhouses 319 up 57.1% from a year ago, and detached homes 1,755 up 9.1% from a year ago. The average time a Vancouver property was on the market is 24 days, up 20% from a year ago.

Home Price Index*?
The MLS® Home Price Index is modelled on the Consumer Price Index which measures the rate of price change for a basket of goods and services including food, clothing, shelter, and transportation.
Instead of measuring goods and services, the HPI measures the change in the price of housing features. Thus, the HPI measures typical, pure price change (inflation or deflation).
Not Your ‘Average’ Price
The HPI benchmarks represent the price of a typical property within each market. The HPI takes into consideration what averages and medians do not – items such as lot size, age, number of rooms, etc. These features become the composite of the ‘typical house’ in a given area.
Each month’s sales determine the current prices paid for bedrooms, bathrooms, fireplaces, etc. and apply those new values to the ‘typical’ house model.
